I'm buying a new house to be built and wondered what upgrades are worth paying for now. Wiring for ceiling fans? If so, which rooms? Air filter? Humidifier? Fieldwork plumbing in the basement? Tankless water heater? Extra padding under the carpet? The rooms (or simply the stairs)? upgraded flooring? counters improved? upgraded cabinets? upgraded appliances (stainless steel instead of white or black)? We are on a limited budget, so obviously we can not afford all the upgrades it offers. Definitely are upgrading to 2.5 bathrooms (1.5), a vaulted ceiling in the master bedroom, central air. The house comes with an island in the kitchen, fiber cement siding, windows energy efficient, and construction is such that it would be considered a "green" home. Every faucet is a very good brand too.

They definitely have room, lounge and kitchen wired for ceiling fans and have the plumbing for a bathroom abused in the basement. extra padding under extends carpet life. Do it through the house, if you can afford. Otherwise, at least in heavy traffic areas like the living room, dining and housing. The rest of the improvements can wait until you are ready to replace. If the units are the same cost as black than white, but less than steel, go with black. You can always upgrade at a later date, when your budget is so tight. An air filter and humidifier are not really worth the money. Go with neutral colors, especially for carpet and vinyl. It really helps to maintain resale value.
